The Short Version

We look, write down the options with a price on each, and you choose.

How Pricing Works

Straight numbers, more than one way to fix it, and honest timing.

For Woodland Hills homeowners weighing a chimney repair, Lawson & Son Chimney Care gives a written estimate split into urgent, plan for and watch, with a price on each line.

Where a repair has a cheaper fix and a longer-lasting one, both go on the estimate with the price of each, and we say which we would pick on our own house.

Each line is marked: fix before the next fire, plan for this year, or watch. Most owners spread the work over two seasons, and that is a fine way to do it.

What can wait, marked clearly

What You Get

A written list you can act on now, split over a year, or take to someone else for a second price.

The written price holds unless you change the job.

Every Price in Writing

Set-price jobs are confirmed before we start. Repairs are quoted on paper before they are booked, and the figure holds unless you change the scope.

Options, Not One Answer

Where a crown, damper, liner or firebox has more than one reasonable fix, we price each and tell you which we would choose on our own house.

Honest About What Can Wait

Every estimate marks which repairs are urgent and which can wait a season or two, so you spend in the right order instead of all at once.

West Valley Houses, Known Well

Ranch-house brick chimneys, factory-built units in hillside homes, and earthquake cracks from 1994 are what we see most, and our estimates reflect it.

Price Questions

What owners ask about cost

Straight answers on prices, options and timing. Still unsure? Call us at (747) 205-6813.

Yes, every time. Sweeps, Level 1 and Level 2 inspections, caps and gas inserts have set prices or ranges, and we confirm the figure before starting. Repairs like crown work, repointing, liners or rebuilds are priced after we have seen the chimney, and you get that price on paper before anything is scheduled. The price only changes if you change what you want done.
A sweep starts from $210. That covers the flue, smoke chamber, smoke shelf and a look at the damper and cap. A second flue, a tall or steep roof, or glazed creosote that needs rotary tools can raise it, and we tell you which applies before we begin.
A Level 1 inspection is $52. A Level 2 inspection with a video scan of the whole flue is $320. If a Level 1 shows a reason for the camera, we explain it and quote the Level 2 before doing it.
Hairline crown cracks that are not leaking yet, shallow mortar wear on the lower courses, a stiff damper that still closes and a dull but whole cap can usually wait a season. Cracked or missing flue tiles, loose brick near the top, a chimney pulling away from the house, or a missing spark screen near brush should not wait. Every estimate we write marks each item one way or the other.
Because most chimney problems have more than one honest answer. A cracked crown can be sealed for a few years or recast to last much longer. A worn damper can be replaced in place or swapped for a top-sealing damper. The cheaper option is sometimes the right one, for example if you plan to sell soon. We price both, say which we would pick, and let you decide.
An installed cap with a spark screen runs $155 to $635. A single-flue stainless cap on a one-story roof sits near the bottom of that range; a crown-mount cap on a multi-flue or tall chimney sits near the top. We measure first and give you the exact figure before fitting.
A gas insert in an existing fireplace runs $2,650 to $5,300 installed, including the venting liner and gas connection. If there is no fireplace and you want a direct-vent gas fireplace in a new location, that runs $4,250 to $8,500. Tile, stone or mantel work around either is priced separately.
Yes. The estimate is yours, with photos and a clear description of each repair. Many homeowners get a second price on larger jobs, and we would rather you choose us with the numbers in front of you than feel rushed.
If it has never had a camera inspection, yes. Many West Valley chimneys took cracks in 1994 that were never visible from the roof or the firebox. A Level 2 scan at $320 shows the inside of the flue and tells you whether the liner is sound, needs a repair or needs replacing.
No. A rebuild is the right answer when brick is loose through the upper courses, the chimney leans, or cracks run through the brick itself. When repair is a fair option, we price it next to the rebuild so you can compare. We also price removal when nobody in the house wants a wood fire.
Often, yes. A common plan is to fix the urgent item, such as a cap or a cracked flue tile, before the burning season and do the masonry in spring. We tell you which parts can be split and which cannot be split without doing work twice.
How Quoting Works

Look first, price second, you decide

Five steps, and the price is on paper before step four. Here is the order we work in.

01

Tell Us What You Noticed

Call or use the form and describe the problem: a leak stain, smoke in the room, a crumbling crown, or a home sale. Photos help us bring the right ladder and parts.

02

We Look Before We Price

On the visit we check the chimney and fireplace, and test for leaks if the weather is dry. Set-price work like a sweep or a Level 1 check is confirmed before we start.

03

You Get the Options on Paper

Each finding comes with a photo, a price or range, and a label: fix before the next fire, plan for this year, or watch. Where there are two sensible fixes, both are listed.

04

You Choose What Gets Done

Take a day or take a month. Pick the urgent items now and leave the rest, or do it all at once. Nothing is scheduled until you say so, and the written price holds.

05

Work Done, Notes Kept

We do the agreed work, photograph it finished, and keep the notes on your record, including the items you chose to wait on, so the next visit starts from where this one ended.

Where We Price Chimney Work

Written chimney estimates, city by city

We book 12 communities in San Fernando & Conejo Valley. Search for yours to see what we usually find there.

Woodland Hills

the ranch streets and canyon lots of the far west Valley

Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

TarzanaCanoga ParkWest HillsTopanga

Altadena

the foothill neighborhoods below the San Gabriel Mountains

Since the Eaton fire in January 2025, much of our work in Altadena is post-fire assessment: whether a standing chimney can be kept, repaired or has to come down. We write each of those options with its cost, so owners and insurers can see the comparison on paper.

PasadenaLa Canada FlintridgeSierra MadreKinneloa Mesa

Brentwood

the canyon roads and flat streets north of Sunset

Brentwood jobs often involve more than one chimney and finishes that are costly to disturb. We price each chimney separately and include protection for the roof and garden as a visible line, so you can see what access and care add to the bill.

Pacific PalisadesWestwoodBel AirSanta Monica

Burbank

the post-war blocks of the Rancho, Magnolia Park and the foothill streets

Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.

Why the price moves

Valley heat, hillside access and old earthquake cracks

The written estimate works the same in every city. What changes is what we find on the roof and what it takes to get there.

Ranch-house brick

Single brick stacks on one-story roofs are cheap to reach. The usual list is a crown, flashing and the top few courses, often split over two seasons.

Hillside access

Tall stacks on steep or downhill lots can cost more to reach than to fix. Access is a separate line on the estimate so you can see it.

1994 cracks

Many Valley flues took hidden damage in the Northridge earthquake. A camera scan before a big repair keeps you from paying for the wrong fix.
